Estate agents in Hong Kong must be licensed by the Estate Agents Authority; individual licence numbers start with E or S and company licences with C, and all can be checked on the Authority's website. For residential sales and lettings, agents must sign a prescribed estate agency agreement (Forms 3 to 6) that states the commission, which is negotiable, so agree it before signing. New developments must publish a sales brochure and price lists, which are available on the first-hand residential sales website.

Ho Man Tin is part of the Kowloon City District in Kowloon. Around Kwun Tong and Kowloon Bay many industrial buildings now house offices, restaurants, gyms and studios, while Kai Tak is a newer district. Kowloon's streets are busiest in the evening and at weekends, shops keep long hours with many open until about 22:00, and the Kwun Tong, Tsuen Wan and Tuen Ma lines plus buses and minibuses reach almost everywhere. Hong Kong summers are hot and humid, and typhoons and rainstorms come mostly in summer and autumn; when the Observatory issues signal No. 8 or above or a black rainstorm warning, many businesses close until it is lifted.
