Situated on Hip Wo Street in Kwun Tong, just a short walk from the MTR station, YM² (Yue Man Square) stands as a flagship urban renewal project that integrates smart-city infrastructure with a massive, indoor transit hub. Visiting this space is a deeply nostalgic experience for me as this exact neighbourhood was the subject of my high school geography field trip, where my class documented the bustling streets just before they were completely torn down. Today, the redevelopment boasts a striking, spacious architectural design, crowned by a serene rooftop garden that offers panoramic views of the evolving district. Yet, beneath its glossy exterior, a palpable disconnect remains between the mall and the community it was built to serve. The retail selection skews toward mid-priced options, failing to capture the affordable, budget-friendly grit that local residents historically relied upon. Foot traffic also presents a clear challenge. Most commuters understandably bypass the short outdoor walk to YM², opting instead for the seamless, direct indoor connection offered by APM mall. This is one of the state of the art malls made for transportation The bus terminus are located in the mall itself and designed like the airport boarding gates Digital displays and automatic doors to board in to the bus with voice assistants Few shops, cafes and other facilities Maintenance is not very good though it’s brand new

A rather interesting building complex - a bazzar at the basement, air-conditioned bus stops cum shopping areas in the middle, and gardens with restaurants on the podium, and finally expensive condominiums on the top.

Part Shopping Mall, part Bus Terminal. All very smart. Major Urban Renewal project in Kwun Tong that replaced a large number of old buildings with a giant complex with apartments above. The queues for the Buses are at Departure Gates like at the Airport. No need to wait for the Bus in the heat of Summer or in the Winter cold.

Fully air conditioned bus interchange has debuted! Don't have to wait for bus outdoors! Signage and directional signs are user friendly. The toilet facilities are very convenient and readily accessible, great!
